02 — How We Bid
Four things we do on every invitation, whether the job is a trash enclosure or a seven-story podium.
We read the whole set while we're bidding: architectural, structural, and the specifications. Then you get a written log of every conflict and gap we found, before the bid date.
Scope broken out by system, inclusions and exclusions in writing, a schedule of values, and an itemized material list at buyout. No one-line quotes.
Union or open shop, priced side by side on request, so your team carries the basis the job actually requires. We're DIR-registered and report certified payroll.
Send the due date with the invitation. We confirm the same day whether we can hit it, and then we hit it. We don't hold a package past the date we committed to.
03 — Credentials
License, registration, coverage, and standards. Certificates and limits go out with the subcontract, or sooner if your compliance team needs them at bid time.
04 — The Company
Gleaves Contractors Inc. is a structural steel and miscellaneous metals contractor on Evans Avenue in San Francisco. We work as a subcontractor to general contractors on commercial, multifamily, institutional, and public works projects around the Bay Area.
We carry the package end to end on one subcontract: detailing and shop drawings, fabrication, delivery, erection, and closeout. Fabrication is produced by our fabrication partner to GCI shop drawings and under GCI's contract. You sign one agreement, work with one project manager, and hold one party responsible from approval drawings through the punch list.
We bid union and open shop, and we're DIR-registered for prevailing-wage public work. Ask, and we'll price the same scope both ways so your team can carry the basis the project actually requires.
05 — Legacy
Before there was a license number, there was a shipyard engineer, an infantryman, and thirty years on the same streets in Bayview–Hunters Point.
James Gleaves worked as an electrical and mechanical engineer at the Naval Shipyard during the Pearl Harbor period. Mechanical shipyard systems, power distribution, equipment reliability. The work kept wartime naval operations running, and it is where the family's engineering line starts.
Ronald Gleaves served in the U.S. Army Infantry in Vietnam. He came home to Bay Area construction, made a name in it, and had a hand in forming Gleaves Contractors Inc. He is the company's Chief Financial Officer today. How he was trained is still how the work gets run here.
Dedria Smith has been in Bayview–Hunters Point for more than thirty years. She has been a member of the A. Philip Randolph Institute for over twenty of them, specializing in community organizing and outreach. The company's address is 1333 Evans Avenue, in that same neighborhood. She handles community outreach for GCI, and thirty years in one place is not something a company can hire for.
06 — Leadership
Small office, direct lines. The person who prices your job is the person who answers the phone about it.
